Zone 1 of major urban extension to the east of Corby. Zone 1 is the most urban of three zones, which are set in a former ironstone works, associated with the steel works. Masterplan by David Lock Associates and outline consent for 5100 homes in 2007. Zone 1 is covered by an adopted Design Code, and David Lock Associates have a retained role as "Town Architect". Upfront infrastructure included a new secondary school - Corby Business Academy, and an Enterprise Centre as well as roads and landscaping.
First completed parcels of Zone 1 undertaken by Lagan Homes and received Kickstart funding from HCA. Building now underway by other house builders.
Buildings arranged around a rose garden. There is visitor and incidental parking on street, but each of the 2 bed houses has spaces in a rear court. This is accessed via a gated entrance, with a flat above, which provides surveillance and makes it clear this is private. High quality surface materials, brick walls and landscaping make the court feel more pleasant, along with access to the houses front doors via an oak parking shelter.
